These Terms of Use ("Terms") govern your access to and use of the website at razpro.us (the "Site"), operated by RazPro LLC, doing business as RazPro Business Solutions ("RazPro," "we," "us," or "our"), based in Sunny Isles Beach, Florida. By using the Site, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
1. Who We Are
RazPro provides accounting, IT, community-association education, portal and technology, and related business-support services to condominiums, homeowners' associations, and small businesses in Florida. RazPro LLC is the entity behind the Site and the services described on it.
2. Use of the Site
You may use the Site for lawful purposes only. You agree not to misuse the Site, attempt to gain unauthorized access to it or to any connected system, interfere with its operation, scrape it in bulk, or use it to send harmful code. We may suspend or restrict access to the Site at any time.
3. No Professional Advice
Content on the Site, including blog articles, free guides, service descriptions, and educational materials, is general information. It is not accounting, legal, tax, real estate, or other professional advice for any specific situation, and reading it does not create a client relationship. Florida law changes often; consult a qualified professional, such as your association's attorney or CPA, before acting on it.
4. Services and Engagements
Descriptions of services on the Site are informational. Any engagement is governed by a separate signed proposal, engagement agreement, or enrollment terms, which control over anything on the Site if they conflict. Fees, payment terms, and any refund or cancellation terms are set out in that document. If there is no written agreement, contact us before paying so we can confirm the terms in writing.
5. Education Courses
RazPro LLC holds DBPR education provider licenses under Chapter 468, Florida Statutes, as a CAM pre-licensure education provider (License No. PRE93) and a community association manager continuing education provider (License No. PVD1387). You can verify them at MyFloridaLicense.com. Courses are delivered as described at enrollment, including any live attendance and participation required by Florida rules, and certificates are issued only to students who complete all requirements. Completing a course does not guarantee that you will pass a state examination or obtain a license; licensing decisions belong to DBPR.
6. Portals, Accounts, and Software
Client portals, the education portal at app.razpro.us, CondoHOA.app, and RazPro's proprietary ACH-Connect software are available only to authorized users. Keep your login credentials confidential and tell us promptly about any unauthorized use. You may not copy, modify, reverse engineer, resell, or attempt to access the source code of any RazPro software or platform. Use of a portal may also be governed by that platform's own terms and by your association's or company's agreement with us.
7. Screening Services
Credit and background screening is provided only with the applicant's written authorization and for a permissible purpose under the federal Fair Credit Reporting Act, under separate disclosures and agreements. Nothing on the Site is a consumer report or a decision about any applicant.
8. Communications
When you contact us or request a guide, you agree that we may reply by email or phone about your request. We send marketing emails only to people who have asked for them or have a business relationship with us, and every marketing email includes a way to unsubscribe.
9. Intellectual Property
All content on the Site, including text, graphics, logos, course materials, guides, and software, is owned by RazPro LLC or its licensors and is protected by intellectual property laws. You may share links to our pages and quote brief passages with attribution, but you may not reproduce, distribute, or create derivative works without our written permission. QuickBooks is a trademark of Intuit Inc.; other product names belong to their owners, and their mention does not imply endorsement.
10. Third-Party Links and Tools
The Site links to and uses third-party services, including client portals, analytics tools, scheduling, and social media. We are not responsible for their content, availability, or privacy practices, and their own terms apply. Our Privacy Policy lists the analytics tools we use.
11. Real Estate Credential
Roberto Zarate holds a Florida real estate license, which is listed on the Site as a professional credential only. RazPro does not offer real estate brokerage services through the Site. Any real estate services would be provided only through a licensed Florida brokerage, with that relationship disclosed in writing.
12. Disclaimer of Warranties
The Site and its content are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, fitness for a particular purpose, and non-infringement. We work to keep the content current, but laws and requirements change and we do not guarantee that the Site is error-free or uninterrupted.
13. Limitation of Liability
To the fullest extent permitted by law, RazPro LLC and its owners, employees, and affiliates will not be liable for any indirect, incidental, special, or consequential damages arising from your use of, or inability to use, the Site. This section does not limit any obligation stated in a signed agreement for services.
14. Indemnification
You agree to defend and indemnify RazPro LLC against claims arising from your misuse of the Site or your violation of these Terms.
15. Accessibility
We want the Site to be usable by everyone. See our Accessibility Statement, and tell us about any barrier you encounter.
16. Governing Law
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute arising from these Terms or your use of the Site is subject to the exclusive jurisdiction of the state and federal courts located in Miami-Dade County, Florida.
17. General
If any part of these Terms is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. These Terms and the Privacy Policy are the entire agreement between you and RazPro about use of the Site; a signed services agreement governs the services it covers.
18. Changes to These Terms
We may update these Terms from time to time. The "Last updated" date above shows the latest version, and continued use of the Site after changes means you accept them.
